What people found useful — and what they wished had been different
Lim Hui Shan
Toa Payoh · Course 01
"I have lived in my flat for eighteen years and genuinely did not know what CPF accrued interest meant or how it would affect me if I ever sold. The third week of this course changed that. It took about forty minutes to read and I finally understood something that had been nagging at me for years."

Rajesh Thiagarajan
Bishan · Course 02
"The section on ABSD and the total cost of a second property was sobering in a useful way. I had been looking at the headline numbers without accounting for the full picture. The course did not tell me not to proceed — it just made sure I understood what I was looking at. That is exactly what I needed."

Cheryl Yong
Queenstown · Course 03
"I have been letting my spare bedroom for four years. When I read the module on tenancy agreements I realised mine was missing several things I should have included. The checklist that came with the course has been more useful than anything I found online — it is specific to Singapore, not some generic template."

Norman Balachandran
Tampines · Course 01
"I appreciated that the readings never assumed I had made any decisions. Other things I have read on property always seem to be nudging you somewhere. This course just explained the situation. I would have liked a bit more on private property since I hold a condo, but the HDB material was thorough."

Grace Wong
Clementi · Course 02 & 03
"I did Course 02 first, then enrolled in Course 03 six months later when I decided to let my old flat rather than sell. Both courses are written in the same calm, practical style. The second course prepared me for conversations I had not expected to be as complicated as they turned out to be."

Tan Keng Huat
Marine Parade · Course 03
"The tax section was what I needed most. I had been guessing at what was deductible and what was not. The reading in week seven cleared that up in a way that none of the IRAS website pages managed — not because they were wrong, but because the course explained why things work the way they do."

Three situations where a course made a difference
Case Study · Course 01
The situation
A 54-year-old HDB owner in Ang Mo Kio had received repeated calls from property agents suggesting she sell and upgrade. She did not know enough to evaluate whether the advice made sense for her.
What she did
She enrolled in Course 01 and completed the personal property summary worksheet at the end of the course. For the first time, she had a clear picture of her CPF accrued interest balance, her remaining lease, and what a sale would actually yield.
The outcome
She decided not to sell — but the decision was now hers. She enrolled in Course 02 three months later to review her options more carefully. She reported feeling considerably less pressured in subsequent conversations with agents.
"The course did not tell me what to do. It told me what I needed to know to decide for myself. That is quite different." — Course 01 participant, April 2025
Case Study · Course 02
The situation
A 60-year-old couple in Jurong West were considering purchasing a small private property as their children were grown up. They had savings but were unclear on what they could borrow and what the stamp duty implications would be.
What they did
They enrolled in Course 02 and worked through the sections on ABSD, TDSR, and the CPF accrued interest rule together. The household options matrix helped them put numbers to each scenario in a structured way.
The outcome
They decided to proceed, but on a different timeline and with a different budget than they had originally planned. The preparation guide included in the course helped them structure a more productive meeting with a mortgage banker.
"We went in knowing what questions to ask. The banker seemed genuinely surprised." — Course 02 participant, March 2025
Case Study · Course 03
The situation
A landlord in Bukit Timah had been managing a tenanted condominium unit for six years without a written inventory, using a printed tenancy agreement downloaded from an unknown website.
What they did
After an end-of-tenancy dispute over furnishings, he enrolled in Course 03. The maintenance log template and tenancy review checklist gave him a practical framework for managing the next tenancy properly from day one.
The outcome
The next tenancy proceeded without a significant dispute. He also used the tax section to review whether he had been declaring his rental income correctly — and made adjustments to his IRAS filing for the following year.
"I had been doing this for six years and still did not have it right. The course was uncomfortable in places, which means it was honest." — Course 03 participant, February 2025
