We started Padi Advisory because we noticed that most property knowledge is packaged to prompt a decision. We set out to offer something different.

Padi Advisory was established in Singapore in 2018 at a desk not unlike those in the old Telok Ayer offices: a quiet room, a stack of documents, and the conviction that most Singaporeans do not need a salesperson to understand their own property — they need a steady explanation.
The name comes from the Malay word for rice paddy — something that requires patience to grow, benefits from careful tending, and eventually feeds a household for a long time. It felt like an appropriate metaphor for property held over decades.
Our courses are written for people who have already made the big decision — they own their home. What they want now is to understand what they own, what choices they face over the coming years, and what it means to manage property responsibly as a landlord. We have built the curriculum around those three questions and nothing else.
We are not a brokerage, not an investment advisory, and not affiliated with any financial institution. Our only product is structured, plainly written education. Participants are always encouraged to consult licensed professionals before acting on anything they learn here.

Siew Ting Loh
Founder & Lead Educator
Former HDB housing officer with fifteen years in public housing policy. Siew Ting writes the core curriculum and reviews all course materials for accuracy against current MAS and HDB guidelines.
Rajan Nair
Property Law Adviser
A practising solicitor with a focus on conveyancing and tenancy matters, Rajan reviews the legal content in all three courses and contributes the sections on the Residential Tenancies Act and title structures.
Hwee Wei Tan
Content & Research
Hwee Wei handles course research, keeps reference materials current, and manages the worksheets and tools included in each course. She also responds to participant enquiries.
How we maintain the quality of our courses
Each course is reviewed before publication and updated whenever Singapore's housing rules or CPF framework changes in a way that affects the content.
Aligned with official sources
All factual content is cross-referenced with HDB, IRAS, MAS, and CPF Board publications. Sources are cited at the end of each module.
Regular content review
Courses are audited for accuracy twice a year and updated after any relevant Budget announcement or policy change affecting residential property.
Legal content reviewed
The sections covering tenancy law and title structures are reviewed by a practising Singapore solicitor before each edition is published.
Data privacy
Personal data collected through enrolment is handled in line with Singapore's Personal Data Protection Act. We do not share participant data with third parties.
Independent of industry
Padi Advisory accepts no referral fees or commissions from property agents, mortgage brokers, or financial institutions. Our courses have no commercial incentive to favour any outcome.
Plain language standard
All materials are edited to remove unnecessary jargon. Every technical term used in a course is defined in the accompanying glossary.
Property literacy for Singapore homeowners
Singapore's residential property landscape is shaped by policies — HDB rules, CPF withdrawal frameworks, stamp duties, and tenancy regulations — that shift from one Budget to the next. For anyone who has owned a flat or private property for more than a decade, the picture of what they own may be considerably different from what they first understood when they signed the keys.
Padi Advisory works from the position that this knowledge gap is ordinary and fixable. A homeowner who understands their 99-year lease position, their CPF accrued interest balance, and the basic mechanics of the property market is not more likely to make a particular decision — they are simply better placed to think clearly when a decision does arrive.
Our three courses cover the three most common knowledge gaps we have observed: understanding the property you hold, reviewing the options that arise in the middle years of homeownership, and managing a tenancy with steady competence. Each one is structured to be read in short sessions, requires no prior knowledge of finance or law, and finishes with a practical set of tools the participant can keep and refer to.
