Methodology

How Padi Advisory courses are structured

Each course is built around the idea that understanding something difficult is easier when it arrives in small pieces, in a sensible order, with time to consider each one before moving on. There are no shortcuts, but there is no unnecessary padding either.

Readings are written to stand alone — you do not need to have the previous session in front of you to follow the current one. The worksheets are designed to accompany the readings rather than replace them.

Course 01

Understanding What You Already Own

Many Singaporeans have held their flat or private property for ten, fifteen, or twenty years without a clear picture of how it sits in their financial household. This course fixes that. It does not suggest what to do with your property — it explains what you have.

By the end of five weeks, you will understand your lease position, how CPF accrued interest has built up, what your Annual Value means for property tax, and how your housing loan functions relative to your wider finances.

Reviewing Housing Decisions in the Middle Years

The middle years of homeownership often bring questions the purchase itself did not prompt: children have moved out, retirement is visible on the horizon, and the flat that made sense at thirty looks different at fifty. This course describes the options that typically arise — without nudging you toward any of them.

It covers the main regulatory frameworks that shape each option and presents honest counter-considerations alongside the attractions.

Letting, Managing, and Holding Property with Care

Many people who let out a property in Singapore started without a clear picture of their legal duties, their tax obligations, or how to handle the inevitable complications of tenancy. This course is for those readers — not to tell them what they should have done, but to help them manage what they have more steadily from this point forward.
